The NTR Smart Township Scheme was changed by the state government to improve housing for middle-income people and increase revenue. It was told in GO Ms No 148 by the municipal and urban department. Earlier, only 36 out of 74 approved projects were started, and just 29% plots got sold, while only 23% revenue was made. It happened because of strict rules like an income limit of Rs. 18 lakh, one plot per family, the same price for all plots, and a lottery system for allotment. Because of this, many people didn’t show interest. So, now new applications were stopped for launched layouts and old ones will be picked in oa ne-time lottery. Unsold plots will be auctioned by the Development Authority rules. Non-launched MIG projects will be turned into commercial layouts and managed by UDAs with new rules or orders. A better and faster market-based process will now be followed.

Objective of NTR Smart Township Scheme
The main objective of the NTR Smart Township Scheme was to provide affordable and planned housing for middle-income families, so that they can live in clean and good places with proper roads, parks, and water supply. It was made by the government to help people who earn less money. Houses were planned in a way that life can be lived better. Earlier, plots were given through a lottery, but many were not happy, so changes were made. Now, more people will be helped, and work will be done faster. Cities will also be developed.

Salient Features
This scheme has several important features, which are as follows:

- One plot was allowed for one family only, so no extra plot could be taken even if needed.
- All plots were given at same price, even when some were bigger or placed in better corners, which was not liked by many.

Implementation Process
This is how the Smart Township Scheme was planned to be done:
- First, layouts were prepared by the government with roads, parks, and water planned inside them.
- Applications were taken from middle-income people, and plots were first given by a lottery system.
- Now, new applications were stopped for launched layouts, and pending ones will be selected through a one-time lottery.
- Unsold plots will be given through auction, following the rules of the Development Authorities, to make the process fast.
- The MIG projects which were not launched will be changed into commercial layouts, and these will be handled by UDAs with new rules or as per orders.
- The special officer for MIG layouts, the Director of Town and Country Planning, and the engineer-in-chief of public health have been told to start the new changes without delay.
